That’s why real estate agents are so needed, especially given the fluctuation of the housing market these days. While most work as independent contractors as opposed to being part of a large company, realtors can be very successful and can help a lot of people find what they need.

If you’re a new agent you may be wondering just how to get started. You may have all your credentials and training, but taking on clients and makings sales for the first time can be difficult. Here are some tips for realtors just beginning in the field.

Attracting Clients

It’s obviously important to gain some clients since that’s where the work comes from. So you need to have some strategies for how to gain the interest of potential clients and how to stand out among other realtors competing in the same market.

For your first few jobs, it may be wise to start small. Instead of casting your net out for clients right away, consider reaching out to friends and family to see if they or anyone they know is in need of a real estate agent. If so, you can start to build your work portfolio before advertising yourself, that way you have some sales under your belt to show off to future clients.

You should also seriously consider your strategy for marketing your realty business. You could simply pay for an ad in a newspaper or on TV, but an extremely useful strategy is buying real estate leads. You can work with a particular company to decide on the best plan for marketing yourself and attracting the interest of possible clients who will want to work with you.

No matter how you go about putting your business out there, it’s extremely important to keep a professional appearance and attitude and make sure any ad or website attached to your business is neat and organized. Many clients will be impressed by consistent professionalism and organization.

Know Your Stuff

Make sure when going into this business to continue studying and learning so you always know what you need to. Prepare thoroughly when working with a client and stay on top of any news regarding the housing market so you generally know what to expect going in.

You should familiarize yourself with certain areas and parts of an average house and know how to spot any problems. You don’t want to sell your client a house with serious problems like structural damage or plumbing issues, so know what to look for when looking at a client’s potential new home. Also, try to study different house layouts and design choices so you can suggest renovations based on your client’s wants and needs. Know how to spot spaces with potential so your client doesn’t pass up on the perfect home for them just because it needed new flooring or a kitchen remodel.

It’s also important to know the area you’re working in and familiarize yourself with where everything is. Many clients will want a home that’s close to where they work for instance, so knowing where things are in town, the usual traffic flow, and the distance between certain places can help a lot. You should also get to know a bit about the specific neighborhood of any house you’re selling to see what the general atmosphere and feel are.

Your client should be your number one priority, so it’s important that you take the take to get to know them, understand their wants and needs, and build a trusting relationship with them. Speak to your client on a personal level and ask what they want from their new home. The logistics like dimensions and price are important of course, but getting to know more specifically what they want can help you guide them toward the right decision. Do they just need a functional kitchen or do they cook all the time for friends and family and want the room to be open and inviting? Are they fine with a small backyard or do they have dogs or children that need the space to run around and play? Always remember that this is where your client is going to live their lives so try to cater to their personal lifestyle.

The final hurdle when working with a client is helping them seal the deal and buy or rent their new property. Moving into a new home is a huge decision and can be nerve-wracking for anyone, so it’s your job to help them through.

Always be honest with your client. Don’t neglect to mention any issues you may have seen in the house just to make a sale quickly. You’re here to help people so it’s important that you give them all the information and insight you can to help in their decision. Again, you need to be kind and personable with your client so you can work with them properly.

You may also need to play the role of negotiator on behalf of your client. The housing market can get competitive, and sometimes the seller of a property can try to find opportunities to take advantage of those who may not know the ins and outs of real estate. That’s where you come in. Do your best to negotiate and advocate for your client to get them the best deal on their perfect house. Make sure any problems with the house are addressed as well and reflected in the price.

A real estate agent’s job is to find clients the perfect house for their needs and try to make the process go as smoothly as possible.
